Buyer Counseling Session:
I will sit down with you for a preliminary buyer counseling session were I will listen to your needs, wants, time frame and financial situation and discuss the best plan of action to accomplish your goals. During this session you will begin to learn about market conditions, financing and housing options. I will also explain the process involved in buying a home.
Buyer Agency and Buyer Agreement:
The options and benefits of an Agency representation will be explained and discussed for your full understanding. Once you are comfortable with that, I will explain the services and benefits of signing a buyer agency agreement.
I will arrange a pre-qualification or pre-approval appointment with a reputable lender to identify your range of affordability and explain the various financial options available to you.
Estimate of Funds required:
I will discuss and help you estimate the additional costs involved in purchasing a home. I will also help you determine what type of down payment you will require for the anticipated transaction.
I will use all tools available to locate and make appointments to see properties that meet your criteria.
I will help you evaluate features of a property and discuss criteria that may affect its value and future resale.
I will review with you any available inspection reports, written sellerís disclosure, and any other available documentation pertaining to the property, and answer all questions regarding the property to the best of their knowledge.
I will suggest a negotiation strategy for the property you have selected, including a written Comparative Market Analysis.
I will prepare a typed offer on the property you have chosen to purchase, with the terms and conditions agreed upon and approved by you.
Home and Termite Inspection:
I will advise that you obtain a professional home and termite inspection. I will be on site with you and your chosen inspector for these inspections if you desire. I will also advise you on how to deal with any deficiencies that may arise during the inspections.
I will accompany you on a thorough walk through of the property (if one is provided in the sales contract) before closing and will help you deal with any problems that may arise during the walk through.
Follow up through Closing:
I will monitor and keep you informed of the progress of the Purchase Agreement, including the satisfaction of all contingencies and conditions during the entire transaction.
After Sale Service:
I will contact you after the closing date of your new home to follow up on any remaining details or service needs.
