I have been been a Full Service Real Estate Professional since 2007 which means:

1.       I am a full time REALTOR.  I am not only registered provincially with the Real Estate Council of Ontario, but am also members of the Toronto Real Estate Board, the Ontario Real Estate Association and the Canadian Real Estate Association. I must abide by the Real Estate and Business Brokers Act,  the Rules and Regulations of the Boards as well as follow a strict Code of Ethics and Standards of Business Practice.  I have completed the entry exams, the apprenticeship courses and must also complete 24 hours of continuing education every 2 years.

2.       Through their Board membership, I provide buyers and sellers access to industry owned search tools such as the MLS system.  Among other operational rules, they must represent the Seller in order to place a listing on the system and they must be responsible for the accuracy of the information placed on the system.

3.       Through the MLS System,  I also place your listing on the public site REALTOR.ca

4.       I also market their listings on a number of different internet sites from www.bosleyrealestate.com to my site williamshunt.com.  All these sites are professionally optimized to insure they appear on the front pages of the search engines for Toronto Real Estate.

5.       I have the experience and expertise in this field to help clarify and interpret information gathered online to ensure consumers make the right decisions.

6.       I can always count on the experience of the BOSLEY Management Team to advise me.  Numbered among this team are past presidents of the Canadian Real Estate Association, the Ontario Real Estate Association and the Toronto Real Estate Board, as well as the past chair of the Real Estate Council of Ontario. We have a wealth of experience.

7.       Through constant personal viewing of active listings and tracking of ‘sold prices’, I will prepare a comparative market analysis which will educate my clients on an offering price appropriate to the current market climate.

8.       Through my experience, I will also suggest  marketing strategies, both social and traditional, including a customized advertisement in the corporate column of the Globe and Mail,  which will ensure maximum exposure for your listing.

9.       Through my BOSLEY in-house Mortgage Broker,  I will provide expert Buyer prequalification in order to ensure a successful sale.

10.   I am well known and respected within the profession which creates a spirit of co-operation with their peers. I will give your listing immediate exposure through their extensive network of both BOSLEY colleagues, outside Brokers and past and present clients bases.

11.   My in-house contractor/builder will be available within hours to give my Buyers a better idea of renovation and building costs prior to offering.

12.   At least 60% of the work on a listing is done prior to the listing coming out.  These activities are included in my listing fee  and may include the following:

Ø Reviewing the legalities and responsibilities of the Listing Contract

Ø FINTRAC Compliance

Ø Staging consultation

Ø General clean-up – gardener, painter, handy-man, cleaner

Ø Pre-home inspection

Ø Professional floor plans

Ø Professional photography and virtual tour

Ø Virtual website

Ø Neighbourhood marketing preparation – ‘Just listed cards’, Open House invitations

Ø Targeted marketing preparation for prospective buyers outside the neighbourhood

Ø Feature sheet preparation and design by our in-house graphic designer

Ø Preparation of advertising copy and creative

Ø MLS Listing detail preparation

Ø Familiarizing the Seller with appointment and security protocol

Ø Keys cut and lockbox placed on property

13.    Once your home is listed,  the following activities will now proceed:

Ø Introduction to the full time BOSLEY administrative staff who will communicate and confirm requests for showings with you

Ø Listing is uploaded to the MLS System

Ø Listing is uploaded to www.bosleyrealestate.com and Williamshunt.com.

Ø Listing is announced and promoted at the weekly sales meeting

Ø Listing is promoted on Social Media sites (Facebook, Linkedin and others)

Ø Listing is immediately paged out to 180 BOSLEY salespeople

Ø Listing is emailed to potential buyer clients

Ø Advertisements are placed in the Globe and Mail and appropriate local newspapers

Ø ‘Just listed cards’ are distributed to the neighbourhood and strategic target areas

Ø For Sale sign professionally installed

Ø Immediate response to inquiries and requests for showings by the public, generated through marketing

Ø Agent Open house is arranged and food is ordered

Ø Weekend Public Open Houses are arranged at your convenience

Ø Continuous follow-up -to –showing conversations begin both with you and the buyer’s agents

14.    Once an Offer has been registered,  the following activities will take place:

Ø Arranging the presentation time and place with the Seller

Ø Contacting all other ‘interested parties’  to try to promote more than one offer

Ø Reviewing the legal details of Agreement of Purchase and Sale with the Seller, discussing possible scenarios and managing the Sellers expectations

Ø Presenting the offer

Ø Professionally negotiating the offer, as well as sign-backs, conditions and amendments

Ø Placing the deposit in the BOSLEY Trust Account

Ø Ensuring the conditions are legally fulfilled in the allotted timeframe

Ø Complying with FINTRAC requirements

Ø Reporting the ‘Sold’ price to the MLS System

Ø Co-ordinating the efficient transfer of contracts to both the Buyer’s and Seller’s lawyer

15. POST SALE SERVICE - You will not be left in the cold after the deal is done, I will continue to be in touch to help with all areas.
